MWI assembled, acquired and redeveloped a fragmented 40.45-acre site with four different sellers into a modern, Class A, two-building, industrial project within the prestigious Westlake Commerce Center leveraging its premier “West Side” Jacksonville submarket location.
Value Added
- Completed a complex land assemblage involving four different sellers and community collaboration, negotiated access and easement agreements, secured wetland approvals, zoning and site-planning challenges creating a unified 40.45-acre master-planned development.
- Delivered two best-in-class speculative industrial buildings (337,104 SF and 192,924 SF) featuring 32′ – 36′ clear heights, ESFR sprinklers, 320’ shared truck court with 100 trailer stalls, up to 135 dock positions along with spec offices – all completed on schedule and on budget.
- Managed all entitlement, community engagement, civil and architectural design, pre-construction, permitting, utility coordination, development and construction oversight activities.
- Awarded NAIOP Northeast Florida’s 2025 New Construction or Redevelopment Project of the Year.
