Opportunity
MWI assembled and entitled 211 unimproved acres, via three separate sellers, in a “path of progress” west suburban location over a nearly 10-year period with the vision of creating a Class A business park – the Gateway Business Center.
Value Added
- Completed a complex, five-year assemblage of seven tax parcels across three different sellers. Designed, entitled and financed a new, master-planned, Class A business park including fast-tracked site plan and building approvals, all supported by a unified stormwater system, 40 acre protected conservancy area and a newly constructed 20MW electrical substation.
- Coordinated with the U.S. Army Corps of Engineers to obtain wetland approvals and establish a permanent conservation easement area that preserves and enhances native wetland and upland habitats. This included extensive tree surveys and environmental review to protect and preserve endangered species.
- Executed a complex and comprehensive public/private land entitlement process involving annexation, Enterprise Zone formation, multiple subdivisions, master-planned PUD, intergovernmental agreements, conservation easement, Historic American Building department, FAA approvals, Special Service Area agreement and CC&R’s declaration.
- Completed Phase I business park construction in 2025 to deliver critical regional infrastructure, including new state–county–city roadway connections, a nearly one-mile Kautz Road extension, and stormwater, sanitary and water extensions crossing multiple jurisdictions. The project also required coordination with the Union Pacific railroad and the design of a stormwater system serving two distinct drainage basins.
