Value Added

• Finalist for NAIOP Chicago 2024 Industrial Speculative Development of the Year – Large Scale.
• Managed all land acquisition, entitlement, pre-construction, financing, design, and permitting processes for development of this project in the Brewster Creek Business Park.
• Managed all development and construction services for the project, including in-house design/build general contracting.
• MWI navigated through securing the Cook County 6b tax abatement, a winter conditions build schedule, and significant topographical challenges resulting in 20’+ retaining walls, and a choppy capital markets environment to complete this successful project.
• Cross-dock, maximum flexibility building design featuring four office entrances, 36’ clear ceilings, up to 80 truck docks, plus additional on-site trailer parking.
• MWI sold the property to a user-buyer, RIM Logistics, within 3 months of completion of shell construction, for use as a global headquarters facility.
