MWI Property Group Breaks Ground on 241,433 SF in Savannah Market

OAK BROOK, IL – October 2025 – MWI Property Group recently broke ground on South Effingham Commerce Center, a new Class A industrial development, located in Rincon, Georgia, just 14 miles from the Port of Savannah. The two-building, 241,433 SF speculative development is designed to meet the growing demand for modern industrial facilities in one of the fastest-expanding logistics markets in the Southeast.
The project includes Building 1 (169,231 SF) and Building 2 (72,202 SF), both featuring 32-foot clear heights, tilt-up concrete construction, and flexible configurations to accommodate a wide range of users. Each building features above standard truck court and loading area with a combined 58 dock positions, drive-in access, ESFR fire protection, LED warehouse lighting, and ample parking to support distribution, light manufacturing, and e-commerce operations.
South Effingham Commerce Center offers immediate access to I-95 and I-16, providing unmatched connectivity to the Port of Savannah, Atlanta, Jacksonville, and other key southeastern markets. The project benefits from Georgia’s strong infrastructure investments and the continued expansion of the Savannah port system—now the third-busiest container port in the U.S.
Evans General Contractors, Hussey Gay Bell, and Atlas Collaborative comprise the design and construction team for the project, while CBRE’s Preston Andrews is handling leasing on behalf of MWI Property Group.
