MWI Property Group Breaks Ground on 192,924 SF Jacksonville, FL Spec Building

OAK BROOK, IL – March 2025 – MWI Property Group has broken ground on the second phase of its Westlake Commerce Center development, located at 9391-9395 Pritchard Road in Jacksonville, FL. The Class A, 192,924 SF facility is being built on a speculative basis and is designed to accommodate a wide range of uses, including distribution, assembly, and manufacturing and is located in a foreign trade zone.
The high image, tilt-up concrete and glass building will feature 32’ clear heights, a rear-load configuration with up to 55 dock-high doors, 187 car parking spaces, and 100 shared onsite trailer parking spaces. The building will be divisible to +/-40,000 SF and is scheduled for completion in October 2025.
This project represents the second phase of MWI’s Westlake Commerce Center, a two-building industrial park totaling 530,028 square feet on 40.49 acres in Jacksonville’s Westside market. Phase I was delivered in December 2024 and is 337,104 SF. The development benefits from a strategic location with excellent access to I-295, I-10, and I-95, offering superior connectivity throughout the region.
ARCO is the design-build general contractor for the project and ETM is providing civil engineering and other design services. The Colliers team of Guy Preston and Seda Preston are marketing the property for lease or sale on behalf of MWI Property Group.
