MWI Property Group Acquires 225,699 SF Elgin, IL Complex on 26 Acres

OAK BROOK, IL – September 2025 – MWI Property Group (MWI) has successfully completed the acquisition of River Ridge Business Center, a 225,699-square-foot industrial/flex complex located at 400-440 Airport Road in Elgin, Illinois.  The complex features full masonry construction, up to 22’ ceilings, above standard 400+ car parking, 17 drive in doors, 8 exterior docks, an additional 13.3 acre development parcel and is currently 83% leased to 13 tenants.  Strategically located immediately off the I-90 and Route 31 interchange, the property offers exceptional regional connectivity between O’Hare International Airport (ORD) and Chicago Rockford International Airport (RFD).

This acquisition strengthens MWI’s presence in the northwest suburbs of Chicago, complementing its existing local holdings.  Mike DeSerto, Cory Kay, and Elisabeth Lazzara of Entre Commercial Realty represented the seller on the transaction and will be retained by MWI to market and lease the 38,000 SF of vacant space and development parcel for build-to-suit.
